As part of the move-in process, the Inventory then needs to be approved by the tenant at the Check-In. During the Check-In keys are released, meter readings are taken and all initial questions regarding the use of appliances, hot water, heating and the development’s services are answered. The advantage of our service is that we are able to quickly communicate the tenant’s requests and queries regarding your apartment which results in a more pleasant and enjoyable start to the tenancy.

A professionally drawn up Inventory agreed upon by our Inventory Clerk and tenant will act as a safeguard for you from any unwarranted disputes by the tenant at the end of the tenancy. At the Check-Out the keys are returned and the Inventory is once again referred to. All maintenance issues, wear and tear and potential deductions from the deposit are assessed and recorded. By not having an Inventory you will have little or no evidence of the property’s condition at the start of the tenancy. This will leave you in a vulnerable position when making claims after the Check-Out.

Our In-House Inventory Service aims to achieve the best possible start and end to a tenancy for all parties. Our experience and adherence to APIP’s Code of Practice has resulted in this service becoming an integral part of handling your tenant’s deposit from start to finish. MyLondonHome is proud to offer a professional In-House Inventory Service that can deal with your Inventory, Check-In and Check-Out needs in a cost-effective and efficient manner. Our Inventory Clerk is an established member of the ARLA run Association of Professional Inventory Providers (APIP). As a result of the Housing Act 2004 the requirement to protect the deposit came into effect from the 6th April 2007 for all Assured Shorthold Tenancies created or renewed on or after that date.
At the start of a tenancy a new Inventory needs to be compiled. This document is not only a list of all the items within your property, but is a record of the condition and cleanliness of all fixtures, fittings and furnishings. As this is prepared in-house, unlike most agencies, we are able to offer a substantial discount on all subsequent tenancies prepared.
